Findings №3 · New Haven, CT · April 2026 · Revised October 2026

When corporate-owned parcels last changed title.

In the September 3, 2026 data snapshot, for 7,320 of the 7,383 corporate-owned parcels, the assessor records a usable date and price for the most recent transfer. This page sets out those dates and prices for 2014 through August 2026, and explains why they are not a count of purchases.

Revised October 15, 2026. This article was rewritten. The earlier version said corporate landlords "closed on" 2,236 New Haven properties from 2019 through 2022 and that this tripled the earlier pace. Those figures counted each currently corporate-owned parcel once, at its most recent recorded transfer. About half of those transfers were recorded at $100 or less, and the method undercounts earlier years, so the figures did not measure purchases or a change in pace. The earlier version also ranked ownership groups by the same measure, though most of the transfers behind those rankings were recorded at $100 or less. It described Beacon Communities, a private company, as a nonprofit, and discussed national causes that the data does not test. Those sections have been removed.
§1The figures

Most recent transfer, by year and recorded price.

Of the 7,383 parcels, 5,363 have a most recent recorded transfer dated 2014 or later. They fall by year as follows:

Year of most recent transferRecorded above $100Recorded at $100 or lessTotal
20147682158
20157059129
2016106100206

2024250264514
2025315369684
2026 (through Aug. 24)256180436

For 2,251 parcels, the most recent transfer is dated 2019 through 2022. Of those, 1,044 were recorded above $100 and 1,207 at $100 or less. A recorded price of $100 or less does not by itself establish whether a transfer was a sale.

§2What the figures measure

When title last changed, not how many sales happened.

The dataset contains only parcels that are corporate-owned today, and it counts each one once, at its latest transfer. A parcel that changed title in 2016 and again in 2023 appears only under 2023, and a parcel that a company sold to an individual does not appear at all. Earlier years are therefore undercounted relative to later ones by construction. The table shows when today's corporate-owned parcels last changed title. It does not measure the number of sales, or of purchases by companies, in any year.

Sources & Methodology

  1. New Haven assessor records (VGSI): owner of record and the date and price of each parcel's most recent recorded transfer, for the 7,383 corporate-owned parcels in the September 3, 2026 snapshot. The latest transfer date in the snapshot is August 24, 2026. Sixty-three parcels have no usable transfer date.

All counts are parcel records, not housing units or buildings. "Corporate-owned" means the owner-of-record name contains a business-entity term such as LLC, Inc., Corp., LP, LLP, Trust, Realty or Holdings.
