Transfers recorded in 2025 and 2026.

In the September 3, 2026 data snapshot, 1,120 of New Haven's corporate-owned parcels have a most recent recorded transfer dated 2025 or 2026. This page sets out what assessor and business records show about those transfers and the companies that now hold the parcels.

Revised October 15, 2026. This article was rewritten. The earlier version described 2025 as a "second boom" of corporate buying and gave shares of that buying by group and by LLC age. Those figures counted each parcel's most recent recorded transfer, about half of which were recorded at $100 or less, so they did not measure purchases. The earlier version also said Katan Homes LLC could not be found through Connecticut's business search; the state registry lists it, as described below. It also mistakenly gave a 2021 figure of one Mandy transfer every 37 hours. A section on resales, which named specific companies and reported price differences as gains, has been removed, because recorded prices do not establish profit and the figures could not be confirmed against current data. A comparison of three-family sale prices has been removed because it used only corporate-owned parcels and did not represent the market. The figures in §2 reflect link corrections made the same day: links that rested only on the generic word "Trustee", or only on a shared registered agent or business address (including a property manager acting as agent) between owners whose filings list different principals, were removed, and earlier links restored without a filing check were checked against the filings. More of these parcels now count as held by owners not linked to a group, and the Menahem Edelkopf group, which the earlier version said held 28 of the transfers above $100, holds 10.
§1Recorded price

About half were recorded at $100 or less.

Of the 1,120 parcels whose most recent transfer is dated 2025 or 2026 (through August 24, 2026), 571 were recorded at a price above $100 and 549 at $100 or less. A recorded price of $100 or less does not by itself establish whether a transfer was a sale.

§2Current owners

Most are not linked to an ownership group.

Of the 571 transfers recorded above $100, 386 (68%) were to owners that Elm City Explorer does not link to any ownership group. The Mandy group holds 13 of those parcels. No other group holds more than 10.

Counting all 1,120 transfers regardless of price, 696 (62%) were to owners not linked to a group, and the Mandy group holds 121. Of those 121, 108 were recorded at $100 or less.

An owner that is not linked to a group is one for which the site found no shared filing data connecting it to other owners. A newly formed LLC with one filing and one parcel gives the linking rules nothing to connect.

§3Formation dates

271 of 365 have a date in 2024 or later.

For the 571 transfers recorded above $100, the dataset has a Connecticut formation or registration date for 365 of the receiving owners. Of those 365, 271 (74%) have a date in 2024 or later. The dataset has no such date for the other 206.

§4A 36-parcel transfer

36 parcels on March 20, 2026, recorded at $0.

On March 20, 2026, 36 parcels were transferred from REF II SFR 1 DE LLC to Katan Homes LLC, each recorded at $0. Katan Homes LLC is a Delaware LLC that registered to do business in Connecticut on February 12, 2026. Its business address in the state registry is 399 Whalley Avenue in New Haven, the same address on file for REF II SFR 1 DE LLC. Elm City Explorer links both companies to the Mandy group. The records do not state the purpose of the transfer.

Sources & Methodology

  1. New Haven assessor records (VGSI): owner of record, prior owner, and the date and price of each parcel's most recent recorded transfer, in the September 3, 2026 snapshot. The latest transfer date in the snapshot is August 24, 2026.
  2. Connecticut Secretary of State records: formation or registration dates for owners matched in the dataset. Katan Homes LLC's registration details are from the state's business registry, checked October 15, 2026.
  3. Elm City Explorer group assignments as stored in the site's map data, after the October 15, 2026 link corrections.

All counts are parcel records, not housing units. Each parcel is counted once, at its most recent transfer, so these figures describe when title last changed, not the number of sales in a period.
